- For 2026, the conforming limit for a one-unit home is $1,209,750 in 10 NYC-metro counties (the five boroughs, Nassau, Suffolk, Westchester, Rockland and Putnam) and $832,750 in the other 52 counties.
- FHA’s 2026 one-unit limit is $1,249,125 in those same 10 counties and $541,287 everywhere else in the state.
- In Nassau and Suffolk, FHA’s one-unit limit is $39,375 higher than the conforming limit this year.
- A limit caps the conforming or FHA loan amount, not the price you pay.
- These limits aren’t the most you can borrow, only the most for a conforming or FHA loan. Bigger loans are usually jumbo loans.

How loan limits work
There are two sets of limits from two agencies. The Federal Housing Finance Agency (FHFA) sets the conforming loan limits: the largest loan Fannie Mae or Freddie Mac can buy. HUD sets the FHA limits: the largest loan FHA will insure. Both are set county by county, change once a year and take effect on January 1. They’re limits for those two programs, not for every mortgage.
The baseline and high-cost counties
Most of the country, and 52 of New York’s 62 counties, use FHFA’s national baseline: $832,750 for a one-unit home in 2026. Where home values are higher, the law raises the limit for every county in that metro area, up to a ceiling of 150 percent of the baseline, or $1,249,125 for 2026. In New York, the only counties above the baseline are the 10 in the NYC metro area, at $1,209,750.
In those 10 counties, a one-unit loan between $832,750 and $1,209,750 is still conforming. Lenders call it a high-balance loan, and it follows Fannie Mae or Freddie Mac rules. Above the county limit, a conventional loan is a jumbo loan, and jumbo rules vary by lender. My guide to conventional and jumbo loans on Long Island and in New York City goes deeper.
FHA’s floor and ceiling
HUD ties FHA’s limits to the same national conforming figure. The floor, used in lower-cost areas, is 65 percent of the $832,750 baseline: $541,287 for one unit in 2026. The ceiling, used in the most expensive areas, is 150 percent: $1,249,125. Areas in between get a limit based on local home prices. This year every New York county sits at one end or the other: 52 at the floor and the 10 NYC-metro counties at the ceiling.
Limits cap the loan, not the price
Both agencies set higher limits for two-, three- and four-unit homes, so a loan that would be jumbo on a one-family house can still be conforming or FHA on a multi-family. And because the limit applies to the loan amount, a bigger down payment lets you buy above the limit and keep the loan under it. Enter your own down payment percentage in the lookup to see where that line falls. Buying a two- to four-family only to rent out? FHA needs you to live in one unit; see investment property loans on Long Island and in New York City.
Why Nassau and Suffolk’s FHA limit is higher than their conforming limit in 2026
In most places FHA’s limit is at or below the conforming limit. On Long Island in 2026 it’s the other way around: $1,249,125 for FHA versus $1,209,750 conforming on a one-unit home, a $39,375 gap. The same is true in the five boroughs, Westchester, Rockland and Putnam.
It comes down to two agencies running two formulas. In 2025, both limits here were $1,209,750. For 2026, HUD’s limit for the NYC-metro counties rose to FHA’s new national ceiling; HUD’s method indexes county home prices back to 2008 and uses the highest-priced county in the metro area. FHFA’s conforming limit for the same counties didn’t move. FHFA raised its limits in all but 32 U.S. counties for 2026, these 10 among the 32, and its rules never lower a county’s limit, so it held at $1,209,750.
What it means for you: on a one-unit purchase in Nassau or Suffolk, a loan between $1,209,750 and $1,249,125 would be jumbo as a conventional loan but can fit under FHA’s limit, subject to FHA’s rules and approval. FHA has its own mortgage insurance and property standards, so it’s worth pricing both; if you’re near that line, send me your numbers and I’ll compare them side by side. My guide to FHA loans on Long Island and in New York City covers FHA’s side, and my Nassau County and Suffolk County guides cover the local details.
What changes for 2027
Nothing has been announced yet, and the 2026 limits apply until the new ones take effect on January 1, 2027. FHFA usually announces the next year’s conforming limits in late November; it announced the 2026 limits on November 25, 2025. HUD usually announces the FHA limits the same day or soon after; the 2024 and 2025 FHA limits came out the same day as FHFA’s (November 28, 2023 and November 26, 2024). The 2026 FHA limits came out later, on December 11, 2025.
I’ll update this page when they’re published, and the lookup will let you switch between 2026 and 2027. I won’t guess at the numbers ahead of time. If you’re planning an FHA purchase around the turn of the year, the date that matters is when your FHA case number is assigned: HUD’s 2026 limits apply to case numbers assigned on or after January 1, 2026.
VA loans and reverse mortgages
VA loans
VA works differently. VA says that if you have full entitlement, you don’t have a loan limit, as long as you can afford the loan and the appraisal supports the price. The lender still decides how much you can borrow, based on your credit, income, debts and assets.
The county limit comes in only if part of your entitlement is still in use, for example on a VA loan you haven’t paid off. Then VA uses the county’s one-unit conforming limit, the FHFA figure in the lookup above, to work out your remaining entitlement, and a lender may ask for a down payment on a larger loan. My guide to VA home loans on Long Island and downstate New York walks through entitlement and your Certificate of Eligibility.
Reverse mortgages (HECM)
FHA’s reverse mortgage, the Home Equity Conversion Mortgage (HECM), has one national limit instead of a county table. For case numbers assigned in 2026, HUD’s maximum claim amount is $1,249,125 in every county. It isn’t the amount you receive: HUD bases the amount available partly on the lesser of the appraised value, the HECM limit or, on a purchase, the sales price. More in my guide to reverse mortgages on Long Island and in New York City.

Frequently asked questions
What is the 2026 conforming loan limit in New York?
It depends on the county. For a one-unit home, FHFA’s 2026 limit is $1,209,750 in the 10 NYC-metro counties (Bronx, Kings, New York, Queens, Richmond, Nassau, Suffolk, Westchester, Rockland and Putnam) and $832,750 in the other 52 counties. Limits for two to four units are higher.
What is the 2026 FHA loan limit in New York?
For a one-unit home, HUD’s 2026 FHA limit is $1,249,125 in the same 10 NYC-metro counties, Brooklyn, Queens, Staten Island, the Bronx and Manhattan included, and $541,287 in the other 52 counties. These limits apply to FHA case numbers assigned on or after January 1, 2026. In 2025, the one-unit FHA limit in Nassau and Suffolk was $1,209,750.
Why is the FHA limit higher than the conforming limit on Long Island?
HUD and FHFA use separate formulas. For 2026, HUD’s limit for Nassau and Suffolk rose to FHA’s national ceiling of $1,249,125, while FHFA’s conforming limit held at 2025’s $1,209,750. A one-unit loan between the two would be jumbo as a conventional loan but could fit FHA’s limit, subject to approval.
Is a high-balance loan the same as a jumbo loan?
No. In a high-cost county, a loan above the $832,750 national baseline but within the county’s limit is still conforming; lenders call it a high-balance loan. Only a conventional loan above the county limit is a jumbo loan.
Does the loan limit cap the price I can pay?
No. It caps the loan amount for a conforming or FHA loan, not the price. With a larger down payment you can buy a home priced above the limit and keep the loan under it. Enter your own down payment percentage in the lookup to see the highest price that keeps your loan under each limit.
Can I borrow more than the loan limit?
Yes, with a different kind of loan, if you qualify. The limits only apply to conforming and FHA loans. Past them, I arrange jumbo loans and, if you’re self-employed, bank statement and 1099 loans through lenders I work with. Each lender sets its own rules, so what you can borrow depends on your credit, income, assets and the property.
When will the 2027 loan limits be announced?
FHFA usually announces the conforming limits in late November, and HUD usually announces the FHA limits the same day or soon after. For 2026, HUD came later: the dates were November 25 and December 11, 2025. I’ll update this page when the 2027 limits are published; until they take effect on January 1, 2027, the 2026 limits apply.
